When it comes to selling a home, there are a few fundamentals that apply year-round.
It’s critical that you get the price right, have a clear-out and clean up and use a great agent.
But along with nailing these essentials, it’s also worth making a few seasonal adjustments to the way you present your property.
It’s no secret that the days are shorter, cooler and damper in autumn than they are in spring and summer. However, don’t let that hold you back, as autumn can be a great time to sell.
Buyers in autumn tend to be focused and motivated. Often, they’re on a mission to move as they’ve had a change in work or personal circumstances.
So embrace the season and follow these five tips for marketing a home in autumn.

Lighting
Make the most of the natural light by arranging daytime viewings. Before buyers arrive, open the curtains to let as much natural light in as possible.
Inside, use warm-toned bulbs and side lamps to create an ambient, cosy atmosphere.
In the garden, add some fairy lights to brighten up your outside space.

Ventilate
Eagle-eyed buyers will be on the lookout for any signs of damp so keep your home well-ventilated.
Use a dehumidifier regularly in rooms where humidity can be a problem, such as bathrooms or wherever you dry your laundry.

Garden
Your garden won’t be in full bloom at this time of year, but it should still be neat.
Sweep up leaves and debris, and plant a few winter-flowering shrubs, such as witch hazel, poinsettias, winter pansies and heather.

Scent
Musty or mouldy odours can put buyers off, so light a scented candle before viewings.
Subtle scents such as citrus, pine or cinnamon will do the job.

Tidy
Have a tidy up so that muddy boots and damp coats aren’t the first thing buyers see when they step inside.
In the living room, add a few cosy cushions and throws to add texture.
